This is NOT a promise to work with me exclusively. It DOES give me the authority to show you properties, draw up necessary documentation, and represent you as your broker. It is required by most listing agents that are realtors. It tells them the property is being shown by a legitimate source, for legitimate purposes.

My procedure is designed to save us both time and money:

Give me a call to do an intake questionnaire and be ready to sign the showing documents from DocuSign- Please also email the MLS numbers of the properties you are interested in separated by a comma to this email. If you are ready to take possession of the properties within 2-3 weeks we need to start looking now. If beyond that time frame we need to wait till we are- Here is the process in a nut shell- 1) Intake Questionnaire 2) E-sign showing docs via DocuSign (Agency Disclosure and Luke Fly Map) 3) Show the property 4) Fill out application pay application fee usually 35-50 per person. 5) If approved, you must pay the earnest money, usually 500 or an amount equal to the security deposit (this money will convert fully to your security deposit once your lease is executed) The day before you move in the first month?s rent and the balance of the deposits are due. As a rule of thumb, you will need 1st month?s rent, plus an equal amount for the security deposit, and about 500 for a cleaning and pet deposit (if you have a pet of course) Plus daily pro-rations e.g. Say you want to move in on the 25th most owners want the time for the rent to begin on the 1st so therefore you would be charged a 5 day pro-diem rate. In some cases this is a negotiable instrument though. You will also need to supply me with 2 pay stubs and any other documents you want to supply to better your chances of approval, such as bank statements etc. But the pay stubs are mandatory. ALSO MANDATORY IS A CLEAR COPY OF YOUR DRIVERS LICENSE OF ALL ADULTS LIVING IN THE HOUSEHOLD- You may want to take a picture of your ID and text it to me at 602-920-2201 or email it to Trying to fax your ID in black usually proves to be futile- your best bet is to text it or obtain a color copy from a copy store. IF YOU HAVE A PET it will be wise to also text or email a pic of your pets, to present with your app and showing docs. I will convert your ID?s and pet pics to PDF. Another rule of thumb is that you need to be able to show income of around 2.5 to 3 times the amount of the monthly rent. Credit isn?t USUALLY an issue in this day and age, but income proof is. However, each owner or investor is different. My job is to find you the property that fits your needs, check the availability of the those properties, and do a verbal pre-approval with owners agent before viewing the property, and writing up any legal documents necessary to commensurate the lease. I am a highly qualified buyer/tenant agent, and I do 5-10 of these types of transactions a month and my system saves us both time, money and heartache. There is no fee or retainer for my in-state services, as I get paid from the listing agents broker. However if you are out-of state, and want me to do extra research or take extra pics a retainer fee MAY be involved. I also offer discounted moving services to my lease clients and free moving services for my sales clients, if needed. I take calls anytime, and after hour calls are fine but sometimes you may have to leave a message, but if you do Ill promise Ill try to return your call as soon as I am able.
